Rental Registration Form – Part I – 2024

The Board of Directors of Paynter’s Mill Property Owners Association, Inc. has approved the following rules, defined as
 “Rental Rules and Regulations” in the Paynter’s Mill Rules, Regulations & PMARC Guidelines (aka R&R’s)

Rental Rules & Regulations:

1. All owners who rent/lease their home/condominium must register with PMPOA:
i. Complete this Rental Registration Form – Part I by January 31, annually.
ii. Submit a check for $250 for the annual registration fee, made payable to the sub-association (MPC, MSR, or MLC), by January 31.
iii. Owners who do not register their home/condominium as a rental/lease property by January 31 must complete this Rental Registration Form – Part I, 30 days prior to the initial date of the rental/lease agreement and submit the $250 annual registration fee.
iv. Multi-year rental/lease agreements, with no change in tenant documentation, will require the Rental Registration Form – Part I to be updated each January but will be exempt from a rental registration fee of $250 and a tenant registration fee ($200) for each subsequent year of the rental/lease term.

2. There is a $250 homeowner fine for failure to comply with the registration process or timeline as stated above. Fines will be assessed to the homeowner’s account.
i. All owners must submit to the PMPOA management company a copy of the completed rental/lease agreement, which will be sent within ten (10) business days of the signature of each rental/lease agreement.
ii. The declaration page of the owner’s insurance policy.
iii. A completed Tenant Registration Form – Part II
iv. A check for the $200 lease filing fee, per lease agreement, made payable to the sub-association (MPC, MSR, or MLC).
v. There is a $250 fine for failure to comply with the lease filing documentation process for each rental/lease agreement.

3. The minimum length of the rental or lease term is determined by the covenants or regulations of the respective sub-community.

4. All rentals and leases shall be for the entire home/condominium. Owners may not rent/lease their property for partial use.

5. Owners are required to convey all Paynter’s Mill Rules, Regulations, and PMARC Guidelines (R&R’s) to the tenant. Any violations of the R&R’s will be fined to the owner and will be assessed and collected as defined in Section 1.5 of the Paynter’s Mill Rules, Regulations and PMARC Guidelines. Fines as stated above supersede fines as outlined in Section 1.5 of the Paynter’s Mill Rules, Regulations, and PMARC Guidelines.

6. Owners can provide rental/lease agreements only to individuals; renting/leasing of homes/condominiums to corporations, companies, businesses, associations, or subleasing is strictly forbidden.
